The Fashion Square neighborhood is located just north of Westfield Fashion Square Mall and covers several residential areas and blocks from Hazeltine Ave to Woodman Ave., Riverside Drive north to W. Magnolia Blvd. This approximately 60 square block radius is bordered by the van noose Sherman basketball courts and Recreation Center on the west, the mall to the south, Milliken middle school to the east and W. Magnolia Blvd. and more residential homes to the north.

Condos

Fashion Square is also the name of the condominium complex located at the northwest quadrant of Fashion Square. This a gated condo community is within walking distance of the stores and restaurants at the Westfield Fashion Square Mall. This complex was built in 1974 and features 24 luxury units with open floor plans, quartz counters, designer kitchens, hardwood floors and spacious bedrooms. Due to the age of homes, you’re likely to see a lot of upgrades and updates to new listings. The complex features three floors, 24 units, a swimming pool, spa, and in unit laundry. These condominiums typically sell between $590,000 and $750,000 with an average sold price of $679,000 and average price per square foot of about $445.

Just north of Riverside Drive are also several apartments and condominiums right across the street from the mall. These are two-story townhouse and condominium apartments typically priced from $400,000-$800,000. Many of these complexes have their own complex swimming pools and other amenities. Homeowner association dues are typically between $300 and $900 per month depending on the type of maintenance and amenities the complex provides.

Fashion Square residential properties stretch from the condominium complexes along Riverside Drive north to W. Magnolia Dr. Most of these homes are centrally located at the juncture of Interstate 405 and the 101 freeway’s offering benefits of city life without the hustle and bustle of the big city. The average price per square foot for residential single-family homes in Fashion Square are approximately $616 with an average sales price of $1.3 million. You’ll find single-family homes anywhere from $950,000 to $1.8 million. Most of these are single-story, two and three-bedroom units up to about 2500 ft.².

This is a great centrally located neighborhood in the heart of schools, Sherman Oaks, services, amenities, close to the hospital and of course fantastic shopping not only at the mall but just a couple of minutes west on Van Nuys Blvd. where we’ll find grocery stores, Best Buy, fitness centers, gas stations, banks, and other services.
