This neighborhood is bordered by W. Magnolia Blvd. to the north, the Ventura Freeway to the south, Fulton Avenue on the west, and Coldwater Canyon Avenue to the east. It’s home to the Riverside Drive elementary school but is primarily residential except for an Italian Middle Eastern market, discount tire, and a few other shops and restaurants on the corner of Fulton Avenue and Riverside Drive. Plus, you’re close to the Westfield Fashion Square Mall.

This quaint little neighborhood in downtown Sherman Oaks is known for its abundance of ranch-style homes primarily built by William Mellenthin in the 1950s. This architect lived in Hidden Woods himself and most of his homes are popular of the tract home era built after the war because they were technically built with a little bit higher end materials than tract homes of the time. You’ll find red brick fireplaces, block windows, pine paneled kitchens, inviting front porches and high-quality construction. Several homes have seen updates and upgrades over the years and some of the original 1950 homes have been bulldozed to make rooms for huge cookie-cutter houses of today. However, as you drive to the neighborhood you can’t help but notice the meticulous care that many homeowners put in on their homes, lawns, and landscapes.

You’ll find tree lined streets, well manicured lawns, and neighborhood pride throughout Hidden Woods. There are no homeowner association fees but everyone tends to put in a little extra care on their ranch-style homes. You’ll find a lot of detached garages, two and three-bedroom layouts from about 1500 ft.² to 2000 ft.². Hidden Woods also offers great community events such as semiannual block parties, Fourth of July parades and active neighborhood watch groups. It’s considered one of Sherman Oaks most desirable neighborhoods with properties from $800,000 to about $1.5 million on average. Occasionally, you can find a more upscale home that may have been bulldozed from a 1950s rambler and created a more modern or contemporary style, sometimes upwards of $3 million. Residents are close to shops, restaurants, markets and the mall as well as fantastic schools in one of the most coveted school districts in Los Angeles County.

Located between Magnolia and Riverside, Hidden Woods is primarily known for its abundance of ranch homes. If you haven’t already, you will likely notice homes built by Mellenthin. These are particularly popular homes for the area, and they offer diamond paned windows, red brick fireplaces, beautiful outside porches, and the kind of quality construction that will satisfy most families. Currently, the median home value for Hidden Woods sits around $1.23 million for a 4-bedroom, 2-bathroom residence. If you like to have plenty of space to live in, these homes typically offer three to four thousand square feet per home.

Hidden Woods doesn’t just offer good homes; there are plenty of delicious restaurants to try. If you’re in the mood for some Sri Lankan cuisine, give Kurrypinch a try. Located off Van Nuys Boulevard near the courthouse, Kurrypinch is a locally owned and operated restaurant offering people some of the most delicious Sri Lankan food you will find in the state of California. While they do not currently offer indoor or outdoor dining, you can certainly order food for delivery to your home or to take with you out on the road. If you’re up for some delicious Indian food, Mayura Indian Restaurant could be the way to go and offers outdoor dining. Osteria La Buca, an Italian pasta shop, also has some delicious selections of food.

If you’re aiming for a good school in which to send your kids, there is a plentiful supply of options nearby.

  • Buckley School, located off Stansbury Avenue in Sherman Oaks, is a local K-12 private school with a 9:1 student ratio. The annual tuition cost sits around $36,000 a year. The average class size consists of approximately 14 students and maintains a formal dress code. There are also plenty of sports like basketball, baseball, cross country, soccer and golf in which the school offers for kids.
  • Sherman Oaks Elementary Charter school is a K-5 school with a 23.8 student/teacher ratio. The total amount of students that attend there is approximately 811. As far as statewide performance, it ranks better than 78.3% of elementary schools in the state of California, according to com.
  • Renaissance Arts Academy, ranked #13 of the top private schools in the Los Angeles area, is another K-12 school with approximately 554 students and a 28:1 student to teacher ratio. About 54% of students are proficient in math, and 70% are proficient in reading, according to com. Located just outside Glassell Park near Interstate 5, this school focuses especially on the arts and providing kids with a rich, cultural experience.
