The North of Village is a small residential community located north of Ventura Boulevard and south of Ventura Freeway between Van Nuys Blvd. and Kester Avenue. This eight block section of Sherman Oaks offers a variety of homes and condominiums priced from $700,000 to $1.5 million. With easy access to Ventura Boulevard, shops, restaurants, markets, and other services as well as easy access to the Ventura Freeway, this small little neighborhood makes a great place to commute to and from the Sherman Oaks area.

The majority of the North of Village neighborhood is residential with if you were restaurants, shops, and services bordering the neighborhood. You’ll find flower shops, accounting services, yoga studios, and grocery stores along Kester Avenue. Opposite along Van Nuys Blvd. you will find a lot of restaurants in markets such as Kinza Sushi, Afters Ice Cream, and The Crabby Crab. There’s also a few shops, retail markets, and a large shopping center that includes Best Buy, Gelson’s, Starbucks, Pacific Sales Kitchen & Home, Dominoes, In-N-Out Burger and one of my favorites, The Barrel Tavern.

Of course, along Ventura Boulevard is the majority of services including a CVS, T.J. Maxx, multiple restaurants, goodwill, business districts, and my favorite, the Marmalade Café. Be sure to stop in for some delicious homemade guacamole and chips, chicken potstickers, and fabulous California avocado toast, probably some of the best in Sherman Oaks.

North of Village Schools

Residence with school-age children in this neighborhood are assigned to the Los Angeles Unified School District and are typically zone for the Sherman Oaks elementary charter school, the independents continuation school, and the Van Nuys Senior high school. The Sherman Oaks elementary school receives high marks from students and parents alike.

Homes for Sale in North of Village

Again, this area is primarily residential except for the three major roads and avenues surrounding the community. You’ll find several condominium buildings, especially closer to Ventura Boulevard with properties ranging from $450,000 for one and two-bedroom condominiums with secure underground parking or potential garage up to about $1 million for townhouses.

Single-family homes start at about $950,000 and go up to about $2.1 million. There are no homeowner association dues for most properties in North of Village and you’ll find a lot of the single-story properties that have been upgraded, renovated, and updated over the years. While you won’t find any major mansions, a lot of the homes in this desirable neighborhood have seen multiple upgrades over the years so you’re likely to find a pretty decent home under $2 million. Plus, it’s close proximity to so many services and amenities, makes North of Village a great place to live.
