Moving to Girard Tract – Woodland Hills

Girard Tract is a neighborhood in Woodland Hills California just south of the Ventura Freeway and Ventura Boulevard completely surrounding the Woodland Hills Country Club and golf course. It’s bordered by Dumetz Road to the north, Topanga Canyon Boulevard and Mulholland Drive to the west and south and the trails of Serrania Ridge to the east. This is one of the larger neighborhoods in Woodland Hills encompassing hundreds of homes along the hillside.

Girard Tract has an interesting history; in 1989, the Los Angeles City Council enacted a specific plan for Girard Tract creating an ordinance that established uniform development standards for all parcels of land in the community. The goal was to avoid excessive densities in the hillsides and traffic congestion in the narrow streets.

Most of the lots were actually approved and recorded in the 1920s containing lots averaging 3500 ft.² in size and was originally subdivided to provide lots for weekend cottages. Several of these lots were developed at the time of the original subdivision. It was designed for smaller summer houses, secondary homes, and vacation properties. The existing streets are narrow but in recent years, there’s been an increasingly number of larger, more expensive single-family homes beings constructed. Because of this, you’ll find an eclectic combination of summer homes, smaller cabins, and expansive newer homes. Prices are typically between $800,000 and $3 million with the average price coming in at around $1.2 million. There are a total of 1515 total homesites ranging in size from 180 ft.² to over 7200 ft.². The earliest homes were built in the 1920s. There are also several lots ready for building that are priced from $180,000.

Schools for Girard Tract

Residents of Girard Tract are part of the Los Angeles unified school system and are typically assigned to the Woodland Hills charter Academy, the Taft senior high school, and the Serrania Ave Charter for Enriched Studies for grades kindergarten through 5th. 

Living in Girard Tract

The community completely surrounds the Woodland Hills Country Club, beautiful scenic golf courses just minutes from downtown Los Angeles. Just north of the golf courses the Elements Montessori elementary school, and the charter school for Enriched Studies. On the west side of the community is Topanga Canyon Boulevard, offering shops and restaurants, and other daily services and amenities. The Louisville high school is also located just outside of the neighborhood as is Woodland Hills elementary. Just north is a Ventura Boulevard and access to the Ventura Freeway with markets, restaurants, other amenities and the Kaiser Permanente of Woodland Hills.
