Living in and Relocating to Walnut Acres
Walnut Acres or Walnut Acres Estates is a residential community in Woodland Hills California just north of the Ventura Freeway between Platt Avenue and Sale Avenue south of Victory Boulevard. This desirable neighborhood is primarily residential with large, flat lots of 1/2 acre up to 2 acres. It’s one of the only places in Woodland home that is RA zoned, which means it can be zoned for equestrian, one of the rare places in the area that can have horses. It was historically the area where Diamond Walnut company grew their wallets, the largest in the world.
The community sits between Topanga Canyon Boulevard and Valley Circle Boulevard north of the freeway and is close to Fallbrook Center for shopping and restaurants as well as the Westfield Topanga & The Village for more shopping. The Woodland Hills Recreation Center is located within Walnut Acres as is several schools.

The debate rolls on between Walnut Acres and Walnut Acres Estates. Residents in the Woodland Hills are divided over an effort to designate the area. According to residents, three people in the neighborhood filed an application with the city of Los Angeles to officially designate an area of about 20 blocks as Walnut Acres Estates. This historically agrarian area of continuous properties with large lots are unique and prefer a title the better matches the home sites. These larger lots allow animals like chickens, goats, and horses. However, others feel that labeling this 20 block area will divide a close-knit family and could hurt property values. The goal is to preserve the neighborhood and give a strong voice to residents when interacting with the city. Residents also feel it will be a tool to prevent developers or property buyers from cutting the larger lots into smaller ones.
Walnut Acres Homes
Obviously, the area now known as Walnut Acres Estates offers higher-end properties on larger lots with the capability of being equestrian or some type of farm-related property. Those outside within the original designated Walnut Acres enjoys smaller lots of about 1/2 acre and single-family homes built from the 1950s to the 1980s. Several older homes have been torn down and rebuilt or renovated and remodeled with the latest modern design and contemporary materials.
The median list price is about $1.8 million but that also includes luxury homes and larger estates in Walnut Acres Estates. The majority of properties are between $1 million and $3.5 million and a few smaller communities do have a homeowners association. One of the best things about Walnut Acres is the location. Nestled in a prime destination close to shops, restaurants, markets and freeways, this beautiful community with easy access to some of the top-rated schools in Woodland Hills as well as neighborhood recreation is becoming extremely popular.
